Plans have been tabled for a major €50m redevelopment of Phibsborough Shopping Centre in North Dublin.
The harsh gravelled building is set to survive, but it is getting a serious facelift.
Development plans from MM Capital have been submitted to Dublin City Council - they would take two years to complete.
If it's approved the revamp would have three times more retail space and accommodation for 340 students will be built on the site.
This site runs onto Dalymount Park, which is set for its own €20m redevelopment.
MM Capital's plans include a civic plaza which will facilitate a potential new entranceway to the redeveloped grounds.
The existing office building will be upgraded and refurbished as part of the development works.
