The average price of a second-hand Dublin home is about to hit €600,000, according to the latest residential market review from leading property advisors DNG.
The DNG review has shown an in the cost of second-hand homes in the capital city of 1.9% in the first three months of 2025.
On Newstalk Breakfast, Sherry Fitzgerald Managing Director Marian Finnegan said we have an underutilisation of the housing stock in Ireland.
“If you go back over the last 30 years, every time we talk about housing supply challenges in Ireland, we talk about first time buyers, but we have a critical shortage in the rental market, and we have a massive shortage for people to trade down from their existing accommodation,” she said.
“So we have an underutilisation of the physical stock of housing in Ireland today, and we're not planning to address that into the future.
“We keep talking about building houses under a certain price point in the greater urban areas or the areas adjoining the greater urban areas for first time buyers and if we don't consider the need for all elements of the market, we're never going to get this [fixed].”
