Orla McHugh, the owner of a nearby counselling and psychotherapy centre, told Newstalk what she saw.
“The therapists that were working said they heard an explosion; it is behind our practice and there was an explosion - a big bang - and then the fire and smoke started billowing.
“So they evacuated the building and they couldn’t even see what was on fire there was so much smoke by the time they got out.”
A DFB spokesperson said crews responded to reports of the fire at 10:18am.
Firefighters from Donnybrook, Rathfarnham, and Dolphins Barn responded and when they arrive a “well-developed fire” had taken hold.
“At present, five fire engines are on-scene in addition to a foam tender and turntable ladder,” they said.
“A water tanker has also been sent to augment water supplies to the fireground.
“One person has been taken to hospital from the scene.”
A Garda cordon remains in place in the south Dublin suburb with drivers urged to avoid the area.
Road closures remain in place on Terenure Road East, Highfield Road and Orwell Road.
DFB is warning people that “smoke is drifting across the area” and is urging people to “take precautions if you are affected”.
