House prices near DART and Luas stops in Dublin are now €129,000 more expensive than the average asking price in the capital, a new Daft.ie report has found.
The average asking price in Dublin is €383,000.
However, that rises to €512,000 - a 34% premium - for properties closer to main transport stops.
Commuters along the Dublin south coastline pay most, with prices averaging €670,000.
That's up €45,000 compared to the first quarter of 2018.
Houses near Sandymount (€870,000) and Dalkey (€848,000) DART stations are the most expensive.
Along the Luas lines, the highest average asking price of €788,000 is for homes close to the Beechwood stop.
Homes near Spencer Dock are the most expensive on the red line at €724,000.
The latest Daft.ie report also looks at house prices along the proposed route for the planned MetroLink.
Currently, the most expensive homes along that route are closest to Charlemont (€724,000) and Tara Street (€573,000).
Economist Ronan Lyons explained: "When people buy homes, they typically buy them for the long-term - 10 years or more. Therefore, they plan ahead and it's envisaged that MetroLink will be up and running by 2027, less than ten years away.
"It is likely that, just as with the Luas before it, these areas will see extra demand as the MetroLink becomes a reality."
