Property prices have fallen again in the past year.
That is according to new figures from the Central Statistics Office (CSO) which also found that the number of renters has increased dramatically.
The Residential Property Price Index show that house prices nationally fell by 13.6% over the past year.
The pace of the decline has slowed down however and last month property prices rose marginally by 0.2%.
That rise is based on house prices outside Dublin as the capital saw a decline of 0.3%.
The CSO has also released details on housing trends in Ireland which found a 47%Â increase in the number of households renting their accommodation between 2006 and 2011.
Austin Hughes is Chief Economist with KBC Bank.
He says the figures show why the market has been weak.
