National house prices will increase by seven to 10% over the next 12 months.
New figures suggest a lack of supply will push prices up in 2025 - but not as much as last year.
Sunday Times Nationwide Property Price Guide editor Sorcha Corcoran has said remote working is changing the housing landscape.
“There were price increases everywhere, but places that previously would be associated with being very affordable – for example, Leitrim and Longford – you saw price increases there quite high, of 13% and so on,” she said.
“That’s because people are drawn to these areas now with remote working.
“So, you’re seeing price increases in places that were relatively affordable before as well.”
New home schemes
Ms Corcoran said new home schemes should keep prices from rising at the same rate as the previous year.
“In the greater Dublin area - in particular, the counties of Meath, Kildare and Wicklow - there have been new home schemes that came to the market in 2024,” she said.
“In 2025 this trend will continue, and it will help to alleviate pressure, which is why estate agents are predicting the houses will not go up as much this year as they did last year.”
Estate agents are predicting most hikes outside of Dublin will be in Donegal, Kilkenny, Laois, Leitrim, Offaly, Cork City, Sligo and North County Wicklow.
