Property prices have risen 10% from September 2023 to September 2024.
Figures from the Central Statistics Office (CSO) show prices in Dublin went up by almost 11%, while outside the capital they were 9.4% higher than the year before.
The Institute of Professional Auctioneers and Valuers Chief Executive Pat Davitt said there are signs of "increased supply in the market" going into the new year.
"Overall in Dublin, the price increase is gone on quite considerably, and affordability has to be an issue with prices as they are," he said.
"Agents are seeing it on the ground.
"But the good thing they are seeing is that there is more stock available, which is probably a good sign, and it's certainly a good sign coming into 2025."
