Rents up an average 9% - DAFT report

Rents nationwide have increased by an average of 9%.

The latest report from property website Daft.ie shows that in Dublin, the annual increase is even higher, at 14%.

Daft's latest quarterly rental report shows that rents rose in every county outside Connacht and Ulster.

In the cities, though Dublin had the biggest jump, Cork was up 6.2%, Galway and Limerick were both up more than 5%, and Waterford jumped 1.4%.

The report says the average rent in Ireland is now €888, up €69 from the lowest point in 2011. Meanwhile, 4,000 properties are available for rent, that's down from 11,000 two years ago.

Economist Ronan Lyons told Newstalk's Breakfast about the underlying causes: 

Dublin in crisis

Tenants in Dublin are worst affected by the increases, with rents in the capital rising faster than anywhere else.

The new research shows rents are up 14% over the past year in parts of the city, with the average rent now €1,289.

Author of the Daft report, Ronan Lyons says its the fast rate of inflation he's seen, "Even going back into 2006/2007 rents weren't rising that rapidly, so it's definitely like, almost like a cry for help from the rental market that more supply is needed."

Rent allowance

Separately, Daft is defending its decision to keep a function on its website that allows landlords to specify if they would let properties to tenants in receipt of rent allowance.

That is despite a recent request from the Department of Social Protection to change that function - the website says they are making other changes to 'educate' landlords more about the issue.

Daft doesn't believe that removing that function on the website helps the situation. The organisation says they have been contacted by an organisation that helps those looking for somewhere to rent to say that it is actually useful in their searches.
