House prices nationally have risen by 9% in the past year, according to the latest report from the property website www.daft.ie.
The increase was largely down to a sharp rise in the capital, where residential prices shot up by 21% in the 12 months to June.
House prices also rose in the Dublin commuter belt, as well as in Galway and Cork cities.
However, in Limerick and Waterford they have continued to fall, by 9% and 4% respectively.
DAFT says more houses are coming on to the market in Dublin, it listed 6,000 homes for sale between April and June, the largest number since 2008.

Meanwhile, the Sherry Fitzgerald group has also released its latest quarterly report, showing recovery nationally.
