Work on Dublin's Townsend Street flats regeneration project will begin next Monday - eight years after it was first approved and 12 years since it was officially vacated.
A similar project at nearby Markievicz House may take 17 years to be completed, whereas the work at Dolphin's House could take 25.
So, what's behind the delay in delivering these refurbishment projects, and during both a housing and homelessness crisis - do we really have time to wait?
