House prices are continuing to climb and are up 10% nationally in the past year.
The latest residential property price index shows that as a whole prices outside of Dublin rose by 0.6% in the month of May.
Prices in the capital however jumped by 4 % last month and are now 22% higher than a year ago.
Prices outside the capital are also rising, but much more slowly.
Residential properties rose by 0.6% in May, and were nearly 2% higher than a year ago.
Karl Deeter from Irish Mortgage Brokers says while the lack of credit means this is not technically another property bubble it does show a dysfunctional market.
Newstalk's Pat Kenny earlier asked Robert Hoban of Allsop Space Auction what he made of news that Dublin prices are up 22%.
